The business center is located within a dense residential urban fabric in one of the central districts of Kyiv. The building footprint is approximately 800 m². The compact configuration of the site determined a clear and rational organization of the building’s spatial and volumetric structure. The building consists of eight floors. The ground floor forms the public part of the complex and includes the main entrance area, a spacious lobby, a restaurant, and common areas. From the second to the sixth floors, flexible office spaces are arranged, allowing the interiors to be adapted to the needs of different tenants. The eighth floor partially accommodates technical facilities as well as a conference hall with access to an open terrace, which serves as an additional space for events and informal gatherings. The building also includes two levels of underground parking with a total capacity of 40 parking spaces, providing the necessary infrastructure for the users of the business center. The architectural concept is based on a combination of restrained contemporary plasticity and a clear rhythm of the façades. The composition is formed by alternating vertical piers of light clinker brick and large glazed surfaces framed in dark metal profiles. This contrast of materials emphasizes the vertical rhythm of the façade and creates a dynamic yet balanced architectural image.
The corner of the building is articulated as an accentuated glazed volume with panoramic windows, enhancing the sense of openness and ensuring maximum natural daylight for the interior spaces. The upper floors feature a slightly recessed façade line, forming a landscaped terrace that adds lightness to the building and integrates natural elements into the architecture. The façades are finished with clinker brick, dark metal panels, and large-format glazing, emphasizing the contemporary character of the building while harmoniously integrating it into the surrounding urban environment.
