The project of a small boutique hotel with 30 rooms involves the reconstruction of an existing building constructed in the 1970s. The structure located on the project site is a two-story rectangular volume with a rhythmic façade defined by a regular arrangement of windows. The architectural concept focuses on adapting the existing building to its new hotel function while expanding its spatial and volumetric structure. The reconstruction includes the addition of a third floor as well as the extension of the ground floor with an additional volume that forms a new façade line around the building. The functional layout of the building is organized to ensure comfortable use of both the hotel and public areas. The ground floor accommodates a restaurant with a full-cycle kitchen, a large conference hall for up to 150 people, the main entrance area, the hotel lobby, as well as auxiliary technical and administrative spaces. The second and third floors are dedicated to guest rooms. Approximately 70% of the rooms are standard units, while 30% are two-room suites that provide a higher level of comfort for guests.

The architectural design of the façades предусматриє the use of ceramic clinker brick as the primary finishing material, creating a durable and expressive architectural appearance. The ground floor features extensive glazing, emphasizing the public character of the space and creating an open relationship with the surrounding environment. The windows of the second and third floors maintain the proportions and rhythm of the existing building, which is economically efficient and allows the new elements to be harmoniously integrated into the original structure.
