The project of a small-scale condominium envisions the creation of an intimate residential environment consisting of six houses united within a shared gated territory. The complex is conceived as a private settlement with a clearly defined structure, combining the individuality of each dwelling with a coherent architectural identity. Each building is designed as a duplex, accommodating two families and consisting of two separate residential units with areas of 120 m² and 90 m² respectively. This approach allows for a denser yet comfortable residential development, adaptable to different living scenarios. The project is based on a typical housing module that has a mirrored version. The alternation of mirrored layouts across the site creates a dynamic composition, avoiding monotony and establishing a varied rhythm along the street frontage. As a result, even with a single standard design, the environment appears diverse and visually engaging. Each residential unit has its own plot of approximately 0.03 hectares, functionally divided into two parts: a parking space located at the front of the plot, and a private green yard with a lawn at the rear, serving as a recreational outdoor area. The architecture of the houses is defined by a contemporary minimalist approach with clear geometric volumes. The composition is based on the interplay of horizontal and vertical planes, as well as the articulation of projections and recesses that shape a distinctive and recognizable silhouette for each building.
The planning solutions are oriented toward an open lifestyle: the ground floors are organized as integrated living spaces combining the living room, kitchen, and dining area, with direct access to the terrace and the backyard. The upper floors are dedicated to private zones with bedrooms, ensuring clear functional zoning and comfort. An essential element of the project is the gated condominium territory, which creates a safe and comfortable living environment. Landscaping, internal driveways, and pedestrian paths are designed to balance the privacy of individual homes with a sense of community. As a result, the project forms a contemporary residential environment with a strong architectural identity, where the repetitiveness of standard solutions is balanced by thoughtful site planning, variation in placement, and attention to detail.
